Large 2000s kitchens, many since renovated

This is a coastal ZIP. Aluminium condenser fin stock and hinge hardware corrode here on a schedule that has nothing to do with how the appliance is used, and a corroded coil cannot be cleaned back to health.

Kitchens skew large and skew toward column installations: a refrigerator column beside a freezer column, often with a 400 Series wine cabinet in the same run or a wine cabinet in a separate bar area.

Legacy Integrated IT and IC plates are common in houses built through the 2000s, Designer DEC and DET appear in more recent renovations, and full-size legacy Built-In BI cabinets are everywhere.

What we check first here
  • Condenser fin condition, not just debris. Chloride in the air corrodes aluminium fin stock and hinge hardware, and a corroded coil cannot be cleaned back to health.
  • Compartment temperatures against setpoint, both circuits, before anything is dismantled. A warm fresh-food compartment over a freezer still holding 0°F is one sealed system, not the cabinet.
  • Any code left showing on the display. Around 68 thunderstorm days a year and the multi-day outages this coast has seen make control faults common, and a cleared code costs us the record of when the excursion began.
  • The model and serial plate. Board fit and several sealed-system parts are serial-dependent, and the serial also decides whether the cabinet is still inside the manufacturer's twelve-year limited sealed-system window.

Ponte Vedra Beach is close enough to the ocean that salt aerosol reaches the condenser through the same grille that carries its cooling air. That is not a marketing line, it is the first thing we look at when a cabinet here has slowly stopped keeping up, and it is what we actually find in Sawgrass Country Club, Sawgrass Players Club, Marsh Landing, The Plantation and Odom’s Mill.

Salt on the fins

Aluminium condenser fin stock does not tolerate chloride. On a cabinet a few blocks from the dune line, ten or fifteen years of salt-laden air produces fins that are soft, powdery and partly closed up. The visual is unmistakable once you have seen it: white bloom at the fin edges and a coil that has lost a measurable fraction of its surface area.

A restricted, corroded condenser does the same thing a dirty one does — raises head pressure, extends run time, and eventually stops the cabinet holding setpoint — except that cleaning does not restore it. Corroded fin stock is gone.

Hinge hardware, fasteners, grille frames and the mounting hardware on outdoor undercounter units take the same attack. On coastal cabinets a seized hinge and a corroded condenser are frequently the whole repair, and both are visible in the first ten minutes of the visit.

The practical consequence is a shorter cleaning interval. Inland we recommend six to twelve months; on 32082 addresses we work to the six-month end, and we look at fin condition every time rather than just clearing debris.

Columns, panels and door weight

Columns are separate appliances with separate sealed systems and separate warranty clocks, which is why one can need a compressor while the one beside it runs untouched. We quote them separately.

Custom panels are the other consequence of a specified kitchen. A tall column door carrying a heavy panel puts a real load on its hinges, and on this coastline the hinge hardware is also the hardware taking the salt. A door that has dropped at the corner, stopped seating cleanly or stopped self-closing is far more often hinge and adjustment than a failed door, and that is a much smaller repair than most people fear.

Two things about these doors come up constantly here and only one of them is a fault. The doors have no lock: the airtight seal makes a door feel locked for a few seconds after closing, because the air trapped inside has cooled and contracted, and it releases as pressure equalises. Forcing it in that window tears gaskets. And Designer soft-close hinges are supposed to pull the door shut from roughly zero to sixty degrees, and they are stiff when new — the action improves noticeably over about three months of use.

Wine cabinets

Wine deserves a note of its own here, because a lot of these kitchens have one and it is the appliance owners understand least.

Wine storage does not use the dual-refrigeration arrangement that the full-size food cabinets do, and it is held at a much narrower band, so the symptoms of a fault present differently: a slow drift of two or three degrees matters in a wine cabinet in a way it would not in a refrigerator.

Layout differs by model and it decides where the corrosion is on a coastal installation. The 430 has a top-mounted condenser behind a flip-up grille; the 427 is bottom-mounted. Undercounter wine breathes at the front base grille, which is also the grille most likely to be obstructed by later cabinetry. We confirm the model before the visit where we can.

Repair or replace on a coastal cabinet

The arithmetic here is worth stating plainly, because corrosion tempts people toward replacement earlier than the numbers justify.

A cabinet in the six to twelve year band is inside the manufacturer’s twelve-year limited sealed-system coverage: the covered part is still supplied, parts only, obtained from the manufacturer directly, with the homeowner paying labor. Condenser corrosion is not a sealed-system failure — but a compressor that has spent years working against a degraded coil sometimes is, and knowing which you have changes the decision entirely.

Where fin stock is genuinely gone we say so, because continuing to clean a corroded coil is not a repair. Where the coil is sound and the fault is a fan, a sensor, a hinge or a board, replacing the cabinet means cabinetry work in a fitted run and rarely makes sense.

Outdoor kitchens

Oceanfront and near-ocean outdoor kitchens combine everything: salt aerosol, summer ambient air in the nineties, and a single low grille doing both intake and discharge. Indoor-rated undercounter cabinets installed outdoors run continuously, drift warm through the afternoon and recover overnight. We measure air temperature at the grille before quoting parts.

The drawers seal properly now and the temperature is steady. I was less happy with the finish: a scuff along the panel edge that was not there before, and nobody said anything about it before leaving.
