Riverside, Avondale and Old Ortega have the oldest housing stock we service. Houses here date from the 1900s through the 1930s, and their kitchens were designed around an icebox and a gas range, not around a 48-inch built-in refrigerator with two compressors.
Almost every job in these three neighbourhoods is shaped by that, and it is why we do not treat them as just another set of ZIP codes. The appliance is usually the easy part of the visit; the installation around it is not.
The opening is the constraint
A modern full-size built-in cabinet has fixed requirements: width to the sixteenth, a specific depth, top or bottom air clearance depending on the series, and a level floor.
Kitchens from this era rarely offer any of that. Openings were cut for a much shallower box. Plaster and lath walls are not plumb. Floors have moved. Cabinetry has been built around whatever appliance was in place forty years ago, and the pantry wall behind the refrigeration position frequently carries plumbing that was added later.
The practical result is that replacing a failed built-in in Avondale is not an appliance purchase, it is a cabinetry job. That flips the repair-versus-replace maths hard toward repair, and it is why we spend more time on old cabinets here than we would in a house built in 2015. A 600 or 700 Series cabinet from the 1996 to 2009 run with a failed evaporator fan, a bad defrost heater, tired gaskets or a frozen drain is worth repairing in one of these kitchens even when the same repair would be marginal elsewhere, because the alternative involves a carpenter.
No dedicated 20-amp circuit
The second constant here is the electrical supply. Kitchens of this vintage were not wired with a dedicated 20-amp circuit at the refrigeration position, and many still do not have one. What exists is often a shared branch that also carries counter outlets, sometimes back to a panel that has been extended more than once.
Two things follow. A cabinet sharing a circuit with a countertop appliance load will nuisance-trip, and the homeowner reports it as a refrigeration fault. And a shared, long, older branch is a poorer environment for control electronics.
That matters in this metro specifically. Around sixty-eight thunderstorm days a year put transients on residential wiring, and older ungrounded or partially grounded branches offer less protection than modern ones. Control faults on cabinets in these neighbourhoods are a recurring part of the work.
We do not publish control-board part numbers as definitive, because board fit is serial-dependent and the wrong board is money spent twice. The serial plate is read on site.
Where the fault turns out to be supply rather than appliance, we will tell you, and that is an electrician’s job rather than ours.
Condensers in tight installations
An older kitchen often means an appliance jammed into an opening with less clearance than the manual asks for. Condenser location depends on the series: Classic CL and legacy Built-In BI cabinets are top-mounted behind a flip-up grille; Designer, legacy Integrated, the 700 Series and the 427 are bottom-mounted.
In a tight retrofit, either grille can end up partially obstructed by trim or by cabinetry built around the unit. Clean every six to twelve months, every six with pets. If the fresh-food compartment is above 48°F against a 38°F setpoint, a cleaning is unlikely to recover it. If temperatures are not back at setpoint 24 hours after a cleaning, book service.
Dual refrigeration, still
Whatever the age of the kitchen, the full-size cabinets in it have two separate sealed systems: two compressors, two evaporators, the fresh-food circuit at 38°F and humid, the freezer circuit at 0°F and dry. A warm refrigerator over a working freezer is a single-circuit fault, and the diagnosis starts at that coil.
Parts, panels and what a retrofit costs to service
Two practical realities follow from a retrofit installation, and both are worth knowing before you approve anything.
The first is access. A built-in that was fitted into an opening it did not quite suit is often held by trim, filler strips or cabinetry added afterward, and some of that has to come off before the cabinet will move at all. On a heavy full-size unit in a narrow galley kitchen that is a two-person job. We ask about the installation when you book so the visit is scheduled with enough time rather than abandoned halfway.
The second is parts. Many of the cabinets in these houses are from the 1996 to 2009 run, and components for them are not always on a shelf. Some are serial-dependent within the same nominal model, control boards especially, which is why we never publish board part numbers as definitive and why the plate is read on site. If a part is a week out we say so at the visit, because on an old cabinet in an old kitchen that fact belongs in the repair-or-replace decision rather than after it.
That decision leans further toward repair here than anywhere else we work. A cabinet that fits a 1920s opening may be the only cabinet that fits it, and the alternative is a carpenter as well as an appliance.
