This is the address every drive distance on the site is measured from, by road rather than as a circle on a map. We are usually within ten minutes of anywhere in 32259, which is why same-week booking here is easier than anywhere else we cover.

Julington Creek Plantation, Durbin Crossing, RiverTown and Switzerland between them hold a heavy concentration of legacy Built-In BI cabinets from the 2008 to 2022 run, with Integrated column pairs in the higher-end kitchens.

A great many of the newer houses have an outdoor kitchen under a lanai with an undercounter refrigerator or ice maker in it, working against summer ambient air through a single low grille.

What we check first here

The BI age profile is the important one. A cabinet installed here in 2016 is now inside the manufacturer’s twelve-year limited sealed-system window. In years six through twelve the covered sealed-system part is still supplied, parts only, obtained from the manufacturer directly, with the homeowner paying labor. We ask for the serial and the install date before the visit for exactly that reason, because on a compressor or evaporator failure it decides whether the cabinet is repaired or torn out.

Two systems, and which one has failed

The most common call from this ZIP is a fresh-food compartment that has gone warm above a freezer still sitting at 0°F. Homeowners describe it as impossible.

It is the ordinary presentation of a specific fault. Every full-size cabinet in this product family carries two separate sealed systems: two compressors, two evaporators, two defrost circuits. The upper system holds 38°F and keeps the compartment humid. The lower system holds 0°F and keeps it dry. One failing while the other reads perfectly narrows the diagnosis to one half of the cabinet before anything is opened.

Two published thresholds go with it and both are worth knowing before you call. Above 48°F in the fresh-food compartment against a 38°F setpoint, the cabinet is unlikely to recover from a condenser cleaning — above that line something has failed rather than fouled. And if temperatures have not returned to setpoint within 24 hours of a cleaning, the unit needs service rather than more patience.

Condenser location is a series question. Classic CL and legacy Built-In BI cabinets, and the 430 wine unit, are top-mounted behind a flip-up grille. Designer, legacy Integrated, the 700 Series and the 427 are bottom-mounted. Cleaning interval is six to twelve months, six with pets, and not at all on a cabinet under six months old.

One maintenance variable is worth a sentence while we are on the subject, because it comes up on the phone. JEA lists 32259 at 305 ppm total hardness, which reaches the ice maker fill valve and mold over a period of years. No cartridge filter fitted to these cabinets reduces it, so if it matters to you that is a plumbing decision rather than an appliance one.

Outdoor kitchens and ambient heat

The lanai installations are worth a separate paragraph. An undercounter cabinet breathes through a single low grille that does both intake and discharge, and in a covered outdoor kitchen in July it is working against ambient air in the nineties for months.

Indoor-rated cabinets installed outside show a repeating pattern: continuous run, warm drift through the afternoon, recovery overnight, and complete recovery in November. Before quoting anything we measure the air at the grille, because that measurement decides whether the answer is a part or a change of position.

Storms and control boards

Northeast Florida gets around sixty-eight thunderstorm days a year, and a built-in refrigerator is the one appliance in the house that nobody unplugs. Cabinets on unprotected branch circuits absorb those transients, and the resulting control faults are a recurring item here — usually appearing weeks after the storm rather than during it, which is why we ask about recent outages when you book.

We do not publish control-board part numbers as definitive. Board fit is serial-dependent and the wrong board is money spent twice, so the plate is read on site.
